Jennifer Schell has been promoted to Managing Broker from her current position of Staff Manager at Perry & Co. She will manage the brokers at all Perry & Co.’s Denver offices helping them with their real estate transactions as well as provide on-going training in sales and contract issues.
Jennifer started her real estate career in 2002 at Perry & Co. as a Real Estate Assistant. This experience taught her every facet of real estate by working with the top producers in the company. Wanting to become a contract expert, Jennifer acquired a formal and more in-depth education in 2004. She got her real estate license and began to sell, along with maintaining her full-time career as a Real Estate Assistant. In 2012, she acquired her Employing Broker License to further her education and her knowledge of the ever-increasing complexity of the real estate industry. Her work ethic and attitude were rewarded in 2012 when she was asked to take on the role of Staff Manager for Perry & Co.
Earlier this month, Jennifer received the broker- and peer-nominated Denver Metro Association of Realtors® Round Table of Excellence 2013 Support Person of the Year Award for her service to the brokers and staff at Perry & Co.

The old cliché of the overbearing landlord and dissatisfied tenant is too often considered a harsh reality. However, this only happens if both parties let it be true – it doesn’t have to be this way at all. Landlords and tenants can have pleasant relationships if they take the right measures. It will make for better business for the property manager and a better living situation for the tenant.
1. Be Upfront with Rules in the Beginning
Before a tenant moves in to rental, the landlord and tenant should make sure they are on the same page. This means going over the lease with a tenant is crucial to setting the right tone for the relationship.
Often tenants feel blindsided by stipulations that are covered in the lease but never addressed by the landlord. Going line by line through the lease can clear up all of the regulations and prevent nasty surprises on either end. This will prevent any potential disputes as to what the rules of the rentals are and can promote dialogue with any subtle discrepancies that may arise later on.
2. Make Yourself Available
When problems with the rental arise, not being able to get ahold of their landlord can be very frustrating. Property managers need to make it a priority to be available when their tenants need them. This often comes up with maintenance issues. Responding quickly is also important. Replying to urgent requests in a timely matter shows that the landlord is committed to insuring a safe and stable environment for the tenant, as promised with their lease agreement.
Tenants should also have a direct way to contact their landlord. A phone number, e-mail address, and mailing address should all be provided to a tenant. Some landlords may even opt to use social media platforms with tenants as well, but this should really only be used if the landlord intends to check it regularly and does not use it to publicly call out a tenant.
3. Respect Privacy
One of the biggest grievances a tenant can have with their landlord is if the landlord enters the home without notice or while the tenant is away. Many see this as an evasion of privacy and can be the catalyst for a lawsuit. It is important to always call ahead and clarify with the tenant when a good time for you to come by would be.
Even when the tenant has been given a warning that you are going to be entering the home, it is important that you make as little disruption to the space as possible. In some cases, you may have to move things to access pipes, circuit breakers, etc. but it is crucial that you put everything back where it was when you got there. Letting the tenant know you had to move things before they ask can also reassure them that they can trust you and they will appreciate the sentiment.
4. Go Out of Your Way
When you are aware of something that needs to be done for the rental and the tenant hasn’t reported yet, offering up to fix it first can be a great way to show your tenant you are willing to go above and beyond to make the effort.
Replacing aging fixtures, built-in furniture and improving the yard are just a few examples of things that could be instigated by the landlord. With things that directly hinder tenant lifestyle, these things should be taken care of immediately and the tenant should alert you in this case. However for things which simply improve the quality and aesthetic, the landlord can also instigate developments.
5. Check In (But Don’t Be Overbearing)
Making it a point to check in once a month or once a quarter is a good way to make sure your tenant’s needs are being met and that they are satisfied with their service. You should take note on how you can improve; often this can carry over to other tenant’s as well. This all can be done via a phone call, email, or whatever the tenant is most comfortable with.
Keep check-ins at a reasonable frequency, keeping to a prescheduled pattern as much as possible. Calling a tenant up every week is overbearing and shows distrust with the tenant. If it is something routine, then it can be assumed that it is protocol. If a landlord is calling of the time to see how the house is it’s assumed he or she thinks the tenant is doing something wrong.

Perry & Co. Realtors has announced that President & Managing Broker Heather Parness has resigned effective June 16, 2012. Heather joined the company in September of 2009.
As President & Managing Broker of Perry & Co. Heather oversaw Realtor productivity, regulatory adherence and agent recruiting.
“I am appreciative of the opportunity to have worked for Perry & Co., and having worked with Don Larrance,” said Ms. Parness.
Perry & Co. CEO R. Don Larrance said, “We enjoyed our association with Heather and wish her every success in her future career.”
Perry & Co. management has yet to name a replacement. Company COO Jon Larrance, and a committee of company agents, are currently conducting a statewide search for a replacement, and in fact have identified several suitable candidates. In the meantime, Don Larrance will resume the role of Managing Broker, a position he held at the Denver Metro real estate company for roughly 20 years prior to 2009.

Perry & Co. south Denver metro real estate agents gathered at the DTC/Belleview Promenade office to say good-bye to their neighbors of 10 years in preparation for their move to The Village Shops at The Landmark in July. They delivered potted geraniums with farewell cards describing the location of the new office.
“We’re excited about our move, but we’ll miss our nice neighbors,” said Kim Hutchins, Perry & Co. Broker Associate who delivered flowers to Fleur de Lis gift shop.
Perry & Co. Real Estate Professionals is moving to The Village Shops at The Landmark into a larger space which will provide a brighter work environment and more opportunity for expansion.
“We couldn’t be more thrilled about moving to The Landmark because of the active night life and weekend activity there,” said D.J. “Sandy” Colling, Perry & Co. DTC/South Suburban office Sales Manager.

Karen Nichols, a 14-year Perry & Co. broker associate likes to prepare her clients in advance of listing their homes about the process they are about to undertake. “It’s an exciting time to be selling your home and considering moving, but it also can be trying – with showings, and feedback on price and often times, waiting for the right buyer.”
It’s the waiting that can be hard for sellers. Counseling patience with sellers in today’s market was the topic in an article in March/April 2012 issue of The Residential Specialist, the magazine published for real estate brokers who have completed their coursework as Certified Residential Specialists (CRS). Karen was recently asked to chime in on how she works with her sellers when their homes haven’t sold.
From the magazine: Karen Nichols, CRS, with Perry & Co. in Denver spends time up front discussing the all-important issue of pricing. Using statistics from the MLS showing days-on-market for similar homes at various price points helps her clients understand how long to expect the sale to take, she says. She shows her sellers both the neighborhood and the broader marketing area. “We look at where things are priced and where they end up selling and the percentage difference between the original price and sold price and ho long it took to get there,” she says.
Karen likes her clients to understand what to expect before they put their home on the market. “If we can help clients set their expectations realistically, price their home correctly for the market and to understand the process, then everyone is going to be happier.”
