Perry & Co - 2902 E 3rd Ave, Denver, CO 80206Would you rather shop at a boutique than a department store?  It’s a legitimate question, because I suppose there are some who love department stores – the haphazard  conglomeration of goods, smashed together on racks, difficult to look at and almost impossible to buy (as there is never help around!)  Well, it’s evident what my answer would be: boutique wins every time.  And, it’s not just because of its definition: “a small, fashionable retail shop.”  Very good boutiques are much more than simply small and fashionable: they are the accumulated knowledge of the shop owner who knows his or her customer so well that they can find exactly the right item for those customers when they’re ready to buy.  When I shop at a boutique, it saves me time, saves me trouble, makes me feel good and because of those three reasons gives me the best reason of all: saves me money in the long run.

2/19/09 – American Recovery and Reinvestment Act of 2009 expands the first-time homebuyer credit to include purchases made before Dec. 1, 2009.  Click here to see The National Association of Realtors’ full breakdown of the 2009 First-Time Homebuyer Tax Credit


The IRS announced Feb. 25 that for first-time homebuyers who purchase in 2009, the maximum credit is $8,000 (with no payback) and can be claimed on a buyer’s 2008 federal tax return. 
The credit is claimed using Form 5405.

Luxury Real Estate Spring Conference 2009The reviews are in!  The panel discussion moderated by Victor Lund entitled “The Power of Social Networking: Facebook, Twitter, LinkedIn and Blogging Tactics of Top Luxury Professionals” at the 7th Annual Luxury Real Estate Spring Retreat on Tuesday, April 29, 2009 was the attendee’s favorite session at this years’ conference.

This was the most informative of the panels for me.

A relevant topic that is only going to grow in importance – a key topic that LuxuryRealEstate.com should continue to develop for its membership.

Yes, this was great as it is a current hot topic.  It was nice to hear some benefits and success stories.  It was nice of Jim to give his strategies on a handout.  Interesting to hear about Bruce’s paperless marketing.

This was a very good session with ideas that could and have been immediately implemented.  

Great concept.  Victor was great.”  And his guest presenters Jon Larrance, Jim Walberg, and Bruce Hiatt were, “Excellent!”

I very much enjoyed the panel.  I felt they were upbeat and interesting.  After the session I felt very motivated to jump on the social networking wagon!!

FACEBOOK & LINKEDIN TIPS FOR REALTORS 

  • These sites provide you with unlimited “reasons to call” your contacts – no need to worry about what to say when you talk to them anymore.  Pay attention and look for “change of life status” cues.
  • Luxury Real Estate Spring Conference 2009Remember, you can delete any post on your wall, as well as any you post on other people’s walls.  You have total control of what you see and what
    others see of you, including tagged photos and your photo albums.
  • Don’t worry about the Time Investment required in Social Networking, not only will you have fun watching these sites grow, but once you get started you’ll be hard pressed to pull yourself away.
  • Be creative with your profile picture (think Photoshop or your favorite leisure activity).  Create albums and upload pictures and videos – tell a story and people will return to your profile again and again.
  • Modify your Notification Settings so as to avoid getting bombarded with emails in your regular email program.  Organize your contacts into categories.  Use the categories to send relevant information to people on those lists.
  • The line between Personal and Professional use has totally blurred – connect with both types of people on all Social Networking sites.  Keep your messages in the middle, portray yourself as professional and passionate (be authentic – avoid self-indulgence).  Remember to have fun! And don’t forget there are tools in place for changing how different categories of friends can view your content, Profile and Photo Albums. 
  • Add/copy a link into your status, maybe link to your blog post, new listing or Twitter account. 
  • Use the Invite function for open houses, etc.
  • Add your blogging application into your Social Networking sites.  In fact, explore all the Application options available.
  • Cross promote all of your Social Networking profiles on all of your Social Networking profiles, on your website, blogsite, in your email signature, and on all your printed materials.
  • Try the Smartphone applications.

BLOGGING TIPS FOR REALTORS

  • Define your precise target audience and unique keywords.  (Monitor your
    keyword combinations with Google Alerts)  Incorporate your keywords in all blog titles and posts. 
  • Purchase your keyword URLs, be specific for the target market you are trying to reach.
  • Choose your blog platform of preference – such as WordPress, Blogger, or BlueHost.
  • Luxury Real Estate Spring Conference 2009Write/post consistently.  Especially when getting started you need to build your content fast so commit to a frequency and stick to it.  For Realtors,
    the easiest place to start is to write about your primary service neighborhoods – blog about its restaurants, shops, parks, access to entertainment and recreation.
  • If you write about a restaurant or shop, let the owner know, maybe they’ll offer your readers a discount or free coffee.  The owner will also become a great source of referral business.
  • Anytime someone asks you a question about a real estate topic, turn it into a blog post.
  • Link, link, link.  And link back to your earlier blog posts – this will enhance SEO.
  • Get a blog coach, find a blogger you respect and pick their brain for the latest strategies.
  • Incorporate “calls to action” – like the free coffee offer.
  • If you blog about your listings, be as descript as possible about the interior design.  We see a tremendous amount of traffic based on those types of keyword searches.  And make cross-links to and from the property page/website.
  • Blogging about your philanthropic efforts also garners big traffic.
  • Use your blogging platform’s default URL generator, rather than renaming – this too will enhance SEO.
  • With some slight modification your blog posts can be uploaded on other Realtor blogsites such as Trulia, Realtor.com, RealTown, ActiveRain, etc – but pick and choose based upon readership.
  • Use lots of photos and embed videos – not only will this will enhance SEO, but it will keep visitors engaged longer.
  • Cross promote your Blogsite on all of your Social Networking profiles,
    on Facebook, on your website, in your email signature, and on all your printed materials.

Claire Averill In celebration of Arbor Day in Colorado (April 17th), and Earth Day around the world (April 22nd), Claire Averill of Perry & Co. continues her program to give away trees to 4th grade students in two public elementary schools in the Cherry Creek school district.  Since she became a sponsor of Fourth Grade Foresters USA three years ago, Claire has given away 400 Colorado blue spruce seedlings to the students to take home, plant and nurture.

 

Forester Project“The Fourth Grade Foresters project has provided me with the opportunity to share my passion for preserving our environment and giving back to the Earth.  I sincerely hope our young people will embrace this project and make conservation and care of our environment a way of life,” said Claire during this year’s tree give-away at Willow Creek Elementary School in Centennial, Colorado, on Friday, April 17, 2009.   

 

The project, organized by www.FreeTreesandPlants.com  has four major goals:

 

·         To revitalize the observation of Arbor Day in America’s schools on the official Arbor Day proclaimed in their own state.

·         To send every fourth grader home with a tree to plant and care for.

·         To support employment of workers with disabilities. (Each tree is individually packaged for distribution by workers with disabilities.) 

·         To bring schools, private individuals, businesses and organizations together to have direct positive impact on the urban forest of their communities. 

 

Trees In BagsThrough individual sponsorship there is no cost of the trees or the program to the students, teachers or the school district. 

 

All four of Claire’s children attended Willow Creek Elementary School and even though they’ve grown up, she loves to be involved with their alma mater and has expanded the program to include Creekside Elementary, too. The Creekside tree give-away is on Tuesday, April 21, 2009.   She hopes others will get involved in this great program:  “It’s good for kids, it’s good for the air you and I breathe every day, and it’s good for the Earth.  Plus, my kids think I’m a hero!”
