Perry & Co. Vice President Jon Larrance will be joining Jim Walberg of Caribbean Islands Realty, Michael Marquette of Marquette Turner in Australia, and Bruce Hiatt of Las Vegas’ Luxury Realty Group on a panel moderated by Victor Lund of the WAV Group to discuss “The Power of Social Networking: Facebook, Twitter, LinkedIn and Blogging Tactics of Top Luxury Professionals” at the upcoming 7th Annual Luxury Real Estate Spring Retreat.
Those familiar with real estate blogs will know Jim Walberg as the guru of, not only, Caribbean fractionals but luxury real estate in general. Jim was an active blogger before most of us had ever heard the word “blog“.
Bruce Hiatt is an expert at using all the tools that the internet has to offer a real estate company and agent. In fact, Bruce directly attributes over 30% of Luxury Realty Group’s total sales to their blogsite alone.
Michael Marquette is recognized the world over due to his vast reaching usage of social networking platforms. With its innovative news and information sourcing, the Marquette Turner website boasts of being the “number one visited luxury real estate website in Australia”.
Jon Larrance‘s special interest lies in exploiting the practical business applications inherent in everyday internet functions. Jon is an active blogger, fan of Web 2.0, and has made it his personal mission to get all Perry & Co. Agents adept in at least one social networking platform. Although Jon is a licensed Realtor, he often gets more pleasure from teaching than from selling. Click here to read Jon’s latest blog on Social Networking For Real Estate Professionals.
Victor Lund is known for his in-depth analyses of what technology it takes to succeed in luxury real estate. Victor’s articles on the topic are often featured in the much revered Inman News. Victor has undertaken the arduous task of keeping the discussion panel within the hour allotted on Tuesday, April 29, 2009, 10:30am, at the Four Seasons Hotel, Las Vegas.
Luxury Real Estate is an international network with more than 60 countries representing the finest residential luxury estates and property brokerages in the world. Each selected member has been recognized as a leader in the marketing of distinctive and luxury properties, committed to high performance, professionalism and quality service.
Here is a sample of possible panel discussion points:
1. What Social Networks do you use? Discuss how your audience changes in each network.
2. Explain in a few minutes how social networking is integrated into your marketing strategy and positioning of your service and your company.
3. How is your primary website used in your social networking strategy?
4. How do you engage agents in your brokerage to extend the voice of your personal and company social networking?
5. How do you integrate training into your social networking?
6. Talking vs. contributing – what is the balance between publishing, listening and commenting?
7. How do you integrate other devices and software into your social networking to increase effectiveness?
The panel invites you to follow the discussion through Twitter.

The Public Education & Business Coalition (PEBC) will be the beneficiary of an art and residence sale of a Capitol Hill mansion built in 1908. The residence at 740 Marion Street is owned by local collector, Holly Parker.
The art includes pieces by many artists, prominently featuring the work of Peggy McGivern. PEBC President, Rosann B. Ward, stated, “We are so grateful for the contribution by Holly Parker to benefit PEBC. The sale of her outstanding collection of art will be of great benefit to PEBC and will support the educators and students of Colorado’s public schools.”
Public Education & Business Coalition (PEBC) is a Colorado-based non-profit partnership of business and education leaders committed to strengthening our public schools and improving academic achievement for all students. For the past 26 years, PEBC has worked with more than 17,000 principals and teachers in K-12 education, impacting over 1,000 schools and one million students.
The house including the art will be open for public viewing on Saturday, April 18, 2009 from 10:00 a.m. to 3:00 p.m. at 740 Marion Street.

Are you searching for your next home in the Denver area that has that great neighborhood “feel”…comfortable and friendly, social, yet private? Well this is it! Located within Greenwood Village, Sundance Hills with its sprawling homes on generous lots, this neighborhood is reminiscent of growing up in that suburban neighborhood, where the trees were tall, streets were wide, and homes had a welcoming presence. People love Sundance Hills! Within the neighborhood, there is always something planned, from socials at the pool to movie nights for the kids (Sundance Hills Movie Night 3/21/09).
Situated close to Cherry Creek Reservoir and State Park, it is easy to spend your afternoon boating or enjoying the beach and swimming on a hot summer day. Recreational activities abound from hiking, camping, fishing to model airplane flying. You are close to the Denver Technological Center and LightRail which provides easy access to Downtown Denver to watch the Rockies, Nuggets, Avalanche, or Broncos. This property is located within the Nationally Recognized Cherry Creek School District with K-12 all within 2 miles.

Upstairs boasts 3 large bedrooms plus the master. The finished basement is a perfect “haven” for the kids to spend time with friends.

Observatory Park is one Denver’s premier neighborhoods for so many reasons, including its proximity to public transportation, DTC, Downtown, DU, and so many great schools (private or public). The 7500 sq. ft. lots have beckoned the builders and as such the neighborhood has seen much redevelopment! How is the neighborhood currently faring? Well, let’s take a look. All data reported is from the Denver MetroList.
Sold Properties:
11 homes closed Jan. 1, 2009 – Feb. 23-2009. These homes ranged in price from $200,000 to $1,700,000. In the last 6 months (Sept 1, 2008), 31 homes have sold after being on the market an average of 154 days. The difference in selling price from the original list price was -6.78%.
Active Properties:
There are currently 88 properties on the market, ranging in price from $200,000 to $2,095,000. The current average days on market for these 88 properties is 198. The current list price is 4.4% less than their original list price. Of these 88 properties, only 15 of them are less than $500,000. 36 of them are over $1,000,000, that is a 12 month supply considering the 3 sold in January however none in February, which leads me to believe that the top end in Observatory Park will be coming down.
If you’re thinking about Observatory Park, whether buying or selling, please give me a call. See for yourself, 2450 S. Garfield St. is fantastic home priced properly at $425,900.
