perryco_stnd_690731_1Sandwiched between Downtown Denver and the Denver Tech Center, you can’t find a more central location convenient to everything.  Neighboring DU, the newly streamlined I-25 and Light Rail stations, families are embracing this neighborhood and watching University Park Elementary School grow to its full potential as well.  Convenient to the South Pearl St. business district, Mustard’s Last Stand, The Chez Artiste Theatre, Sunflower Market, University Hills Plaza, Colorado Center and Dave & Busters.

The tree lined streets in this serene traditional neighborhood harbor the 1880’s built 20-inch refractor lens telescope, housed in the Romanesque Chamberlain Observatory, along with much of the classic architecture original to the neighborhood and some outstanding redevelopment.  Included in this neighborhood is 2450 S. Garfield St.  A perfect Frank Lloyd Wright inspired tri-level boasting 4 bedrooms, 2.5 bathrooms, a 2 car garage on a wonderful 6000 sq. ft. lot.  New Paint, carpet, windows, roof, bathrooms, and landscaping allow the new homeowners to move right in and not touch a thing.  Garfield is a family-friendly street that does not go through, a little horseshoe, offering little traffic and noise in this already pristine neighborhood.  The charm of the neighborhood and a great home offered at $439,900!

pc0_pms_med_internet1“Global Realtor Screening” is a term that Perry & Co. coined recently which means that whether you, or someone you know, is moving from New York to Aspen, or to Maui or even Athens (Greece), we have the expertise and the connections to find you a reputable Realtor to help you buy, or sell, a home anywhere in the world.  Because of this, our agents often refer to themselves as “Global Realtors.”  This attitude reflects the view that all global economies are interconnected, and “Global Realtors” pride themselves on their knowledge of real estate markets worldwide.  In fact, Perry & Co has a Global Property Search built right into our website  Through advances in telephone communications, as well as, online networking sites such as LinkedIn and Facebook, Perry & Co agents have formed relationships with trusted Realtors all over the planet.

whoswho_logoThere is another key that facilitates Perry & Co’s interconnectedness, and that is our associations within the Who’s Who in Luxury Real Estate Board of Regents exclusive networks.  As stated in the earlier blog, Perry & Co = International Exposure, “Perry & Company works hard getting to know the other Regent companies personally, in order that we can refer a client moving to another city to them with the assurance that they will be treated with the same level of integrity and professionalism that we’ve built our own reputation on.”

We’re specialists in Metro Denver real estate, but when you are thinking about buying or selling property anywhere else in the world, let us introduce you to the specialist in your new destination – that’s Global Realtor Screening.

Mission Statement:

To be the premiere boutique real estate company in Metro Denver by creating a unique customer experience, one which emphasizes extraordinary service.

Company Goals:

  • Provide accurate and up-to-date information, skilled analysis and sound real estate advice to our customers and our community.
  • Recruit, and retain, the best agents and staff in the industry – productive, enthusiastic, and hard-working.
  • To continually explore ways to improve the real estate experience through new ideas and technologies.
  • Maintain an atmosphere that is conducive to high productivity and positive energy.

If you’re a first time buyer in Denver, now is a great time to be looking.  First of all interest rates are low, 6 percent as I write this, but you can click here for daily rates.  Every Denver first time buyer I’ve worked with this year has found a great place at a great price.  What’s impressive is that you can find a nice house with a yard in just about every direction and still be 10 minutes from downtown.  Here’s where to look if the west side of town piques your interest.

Try Berkeley or Sunnyside – the popularity of the Highlands neighborhood is pushing north, and these two neighborhoods are benefiting.  This zip code was up 18 percent in 2007, compared with the rest of Denver being slightly down.  Berkeley, just north of 38th, features the Tennyson Street Art District, home of one of 5280 magazine’s best new restaurants, the Big Hoss Bar-B-Q and the incredibly popular Parisi restaurant.  Sound like a place you’d like to live near?

I’ve also had great luck with Denver first time buyers this year in all directions, again, all of these will be ten minutes or less to downtown.  South in Baker near the Santa Fe Arts District, north/northwest near Regis University, and east northeast in San Rafael and City Park North.  All of these are affordable, up and coming neighborhoods for singles and young couples, and invite you to at to learn more.

pc0_pms_med_internet1“Blogging is a citizen journalist writing about something they are noticing or something that interests them.”

“You cannot afford to close your eyes to Blogs, because they’re simply the most explosive outbreak in the information world since the Internet itself.”

And they’re going to shake up just about every business – including real estate.

“Blogs are a phenomenon that you cannot ignore, postpone, or delegate.  Given the changes barreling down upon us, Blogs are not a business elective.  They’re a prerequisite.”

“Instead of being passive consumers of information, more and more Internet users are becoming active participants.”

“Blogs are no different from marketing avenues like print, video, audio, direct mail and so on. They all deliver results – but of varying kind. The kind you can expect from Blogs is mainly about stronger relations with important target audiences.”

However, this new medium is indefinite. And, for the most part, it’s FREE!

“If your ideal prospect is unable to find you on the internet, you don’t exist, it doesn’t matter how great you are at your profession!”

It’s all about being connected.  The New Marketing is primarily about Relationship Marketing, aka ‘Social Networking.’  Being connected on-line means, “Google and other search engines will favor your Blog content in their results.”

“Google and other search engines reward sites that are updated often, that link to other sites and most importantly, that have many inbound links. Start a blog and your search engine ranking will boost.”

“A Blog allows you to build personal relationships with your customers that create trust.  All real estate agents are familiar with the importance of “farming” as a way of generating activity.  Blogs allow you to create a tight pool of potential customers who you can deliver messages to on a regular basis.”

“Your Blog can make a prospective customer understand that you have something better to offer, or that you have the expertise and experience to make the home buying and selling process easier and to their financial benefit?  Having a Blog gives your readers insight to who you are and what your business is all about.”

Your Blog content must set you apart from other agents in your market.

“By proving your expertise on a Blog, you’ll get more phone calls from potential buyers and sellers.  You’ll get more referrals from agents who know and trust you through your blog. Furthermore, you might even get media attention from reporters who know they can turn to you for a quote when reporting on a subject you’ve carved out as your own.”

“For any organization, a Blog should be part of a long-term customer relations strategy. Since Blogs are easy to set up, launching a Blog should be at the top of your to-do list.”

“Blogging is taking the initiative to be a leader, a leader in thought, reporting, opinion and exposure.”

Don’t worry, we won’t bother you tweeting about which brand of coffee we’re serving today in our hospitality room; instead we will keep our tweets relevant to what’s happening in Denver real estate, luxury real estate, what Our Agents are doing, and the real exciting things happening at Perry & Co.  (And if we should deviate from our Twitter mission please let us know that our bird has flown the coop.)

One needs to go back to the 80’s to find a real estate market with such an extensive list of attractively priced properties. In September, the average selling price in most markets continued down, but sales inched up and inventories began to decline.  As a result, Buyers cannot assume this condition will last for a lengthy period of time.  The interest rate environment has, and continues to be, highly conducive to a positive purchasing decision.  Selection is high and Sellers are committed.  The ability to negotiate is obvious…it is a Buyer’s market.

Written by Perry & Co. Denver real estate agent Amy Shonstrom.

With all the negative news about the economy, I thought I’d write about something positive.  If you’re reading this, well, there’s a positive right there!  Another positive is the Denver real estate market is by far outperforming other cities.  Living in Colorado will always be appealing, and I’m going to go out on a limb and say more people would rather live in Denver then say, Dayton, Ohio.

My roundabout point is that in the past four years, the population of Colorado has grown, and the more people who move to an area, the better for a housing market.  U-Haul recently released an interesting statistic that more trucks are headed in-bound to our state than anywhere in the country, which raises a fascinating question.  U-Haul releases statistics?  Apparently so.

There are a number of other stats that point to now being a good time to buy in Denver, but if guys like Greenspan and Paulson can’t predict the future, neither can I.  If you’re trying to time the bottom of a market, best wishes.

I know there are buyer’s out there, because I’m showing properties, and here’s a fun story.  If you haven’t seen the movie “Funny Farm” with Chevy Chase, you don’t need to, because I’ve seen it and there’s only one funny part.  Chevy Chase is trying to sell his farm and is so desperate to sell he says, “Cue the deer,” and releases a couple of Bambis so they’ll run out in front of the buyers to enhance the bucolic setting.  When showing to a young couple last week there were deer at two of my showings.  Maybe there are some desperate sellers out there, but maybe that means it’s a good time to buy too.
