If you’re a first time buyer in Denver, now is a great time to be looking.  First of all interest rates are low, 6 percent as I write this, but you can click here for daily rates.  Every Denver first time buyer I’ve worked with this year has found a great place at a great price.  What’s impressive is that you can find a nice house with a yard in just about every direction and still be 10 minutes from downtown.  Here’s where to look if the west side of town piques your interest.

 

Try Berkeley or Sunnyside – the popularity of the Highlands neighborhood is pushing north, and these two neighborhoods are benefiting.  This zip code was up 18 percent in 2007, compared with the rest of Denver being slightly down.  Berkeley, just north of 38th, features the Tennyson Street Art District, home of one of 5280 magazine’s best new restaurants, the Big Hoss Bar-B-Q and the incredibly popular Parisi restaurant.  Sound like a place you’d like to live near? 

 

I’ve also had great luck with Denver first time buyers this year in all directions, again, all of these will be ten minutes or less to downtown.  South in Baker near the Santa Fe Arts District, north/northwest near Regis University, and east northeast in San Rafael and City Park North.  All of these are affordable, up and coming neighborhoods for singles and young couples, and invite you to at to learn more.

One needs to go back to the 80’s to find a real estate market with such an extensive list of attractively priced properties. In September, the average selling price in most markets continued down, but sales inched up and inventories began to decline.  As a result, Buyers cannot assume this condition will last for a lengthy period of time.  The interest rate environment has, and continues to be, highly conducive to a positive purchasing decision.  Selection is high and Sellers are committed.  The ability to negotiate is obvious…it is a Buyer’s market.

With all the negative news about the economy, I thought I’d write about something positive.  If you’re reading this, well, there’s a positive right there!  Another positive is the Denver real estate market is by far outperforming other cities.  Living in Colorado will always be appealing, and I’m going to go out on a limb and say more people would rather live in Denver then say, Dayton, Ohio.

 

My roundabout point is that in the past four years, the population of Colorado has grown, and the more people who move to an area, the better for a housing market.  U-Haul recently released an interesting statistic that more trucks are headed in-bound to our state than anywhere in the country, which raises a fascinating question.  U-Haul releases statistics?  Apparently so. 

 

There are a number of other stats that point to now being a good time to buy in Denver, but if guys like Greenspan and Paulson can’t predict the future, neither can I.  If you’re trying to time the bottom of a market, best wishes.

 

I know there are buyer’s out there, because I’m showing properties, and here’s a fun story.  If you haven’t seen the movie “Funny Farm” with Chevy Chase, you don’t need to, because I’ve seen it and there’s only one funny part.  Chevy Chase is trying to sell his farm and is so desperate to sell he says, “Cue the deer,” and releases a couple of Bambis so they’ll run out in front of the buyers to enhance the bucolic setting.  When showing to a young couple last week there were deer at two of my showings.  Maybe there are some desperate sellers out there, but maybe that means it’s a good time to buy too.

Tour will be a walking event this year in keeping with the green theme

The celebrated L’Esprit de Noel Holiday Home Tour and Boutique returns this holiday season for its 32nd year in the Denver Metro Area. Tours begin Friday, November 21, and run from 10 a.m. to 4 p.m. through Sunday, November 23 in the Belcaro Park neighborhood. The Phipps Tennis Pavilion at 3300 Belcaro Drive will showcase the boutique. This popular fund raising event, organized by the Central City Opera Guild, is considered one of Denver’s signature holiday events and benefits Central City Opera.

The annual Patron Preview Party will be held Thursday, November 20, and includes an evening tour with cocktails and an elegant grand buffet. Tickets are $250 for benefactors, $150 for patrons and $90 for junior patrons (age 35 and younger).

Five homeowners will open their homes to some of Denver’s most accomplished and renowned florists and table designers this holiday season. The boutique will showcase more than 40 vendors with holiday decorations and gifts, clothing, jewelry and gourmet food. In addition, Whole Foods will host a free wine tasting. With the grace and elegance of Belcaro Park, the spirit of the holidays will never be more alive. “We are fortunate to be in the Belcaro neighborhood where there is ample parking and the houses and boutique are within walking distance,” said L’Esprit de Noel Chairperson Cindy Koch.
